Mom Was Right About HonestyGiving the buyers a heads up on things that should be fixed won’t necessarily steer them away. It might just do the opposite as they become comfortable with your honesty and choose to do business with you.

Virginia Real Estate Tips – Centreville VA House Buyers: The things our mothers taught us tend to come back to haunt us even into adulthood. One thing your mother was absolutely right about was that honesty is always the best policy. Cheaters never prosper is another favorite and both of these apply when you sell a house. As tempting as it may be, don’t fail to tell the buyer that there might be a small leak in the corner of the master bedroom coming from the roof. They will find it and will know that you must have known about it, but didn’t disclose it to them.

Approximately half of the states in the US have full disclosure laws for sellers.

Full disclosure laws for sellers. This protects the buyer from buying a home with serious troubles that they don’t know about. The seller may know about it but doesn’t want to discourage the sale, so simply leaves it out of the conversation about the soundness of the roof. This may be even more prevalent in today’s market, as it is very difficult to sell a house and many people are very desperate to sell in a hurry.

An honest relationship established between you and your buyer is important. This is a very big purchase and may be the scariest thing they have ever bought and may be the biggest item they buy in their lives. Think about yourself in their shoes. While most people are generally honest and good, the desperation of some sellers may drive them to fudge on the facts ‘just a little’ so as not to rock the boat when they find an interested buyer. This is wrong on many levels, of course, but the bottom line in your buyer won’t trust you. That could indeed not only stop the sale, you will get a reputation and might have a tough time finding another buyer.

An omission on your part could cause you to be called months down the road because the heater that needed replacing last winter has now broken down completely, leaving the family that bought your house without heat in the dead of winter. They believe that you should have told them about it so they could purchase a new one before it was 14 degrees outside. Don’t be afraid to tell the truth about repairs that you just haven’t gotten around to doing or couldn’t afford to do. Make sure you can look at yourself in the mirror.
