Location is very important when selling your houseYour location is very important when selling your house. When describing it, don’t fail to mention the local attributes and what lies outside the walls of the home.

House Selling Tips – Chantilly House Buyers: The location of your house will have much to do with whether buyers will want to take a look. Often the listings online give a description of a home complete with pictures, but presents the home as an isolated place, devoid of any neighbors, stores, jobs, or schools nearby. While this is the standard way to describe a home, it may not be the best way to attract buyers.

If you were to take a look at a few houses online for sale and then actually drive over to look at them you might find a very different picture than you saw painted in the listing. If you haven’t created your listing yet, this is a good way to assess what others are doing when they list their houses for sale. Know your competition. You might find a house that has been well photographed to exclude the messy neighbor next door.

The location of your house will have much to do with whether buyers will want to take a look.

On the other hand, perhaps they’ve taken photos of every nook and cranny in the house, but failed to show a photo of the striking view out the dining room window. A common mistake with those who live in beautiful areas is to take for granted the gorgeous views they may have. Those living in states where live water is abundant often fail to mention and photograph the babbling brook that winds through the back of the property.

These location features are often what brings people from one state to another and if you fail to mention these features of your property you could miss out on a sale. Go through the online ads and see how many houses are shown as just a plain little house, but when you explore further, you discover that the house also includes a historic barn, pond, established garden with fence, and beautiful views and all within ½ mile of the nearest shopping and jobs center.

Failing to mention and photograph the local coffee house within walking distance or the award winning school 2 blocks away is also a mistake. While presenting the house in a completely neutral manner might solicit interest from more people in the first place, many will lose interest and move on once they find that the location isn’t what they are looking for. Getting the attention of those looking for your kind of house and in the exact kind of location you advertise narrows the field down to your more seriously interested buyers.
